February 2009 Construction Updates

The EFIS (acrylic) stucco on the South side of the podium wall is now complete. Hoarding is currently being built around the corner so that the remainder of the stucco work on the East side of the building’s flood wall can be completed.

The metal roof is in place and the exterior drywall cladding is nearly complete. Before long the walls will have rigid insulation fastened overtop of the drywall and will be finished in stucco.

View of the main roof. Rigid insulation like the ones seen in the distance have been spread across the roof in layers up to twelve inches thick, and sloped down to six inches along the drains. At The Renaissance we easily surpass the recommended roof insulation value of R-30! On top of this rigid insulation, a rubberized highly durable waterproofing (EPDM) membrane is applied. To reduce the strain of the elements on this rubberized membrane, a two-inch thick layer of river washed stone is applied over it. Because of the light grey colour of the stones, once the roof is completely covered, these stones greatly aid in deflecting heat from the sun’s rays; unlike the more common black tar and felt roof system. Another great advantage of our roof system is that it comes with a 15 year warranty. Traditional black tar and felt roof systems typically come with only a three year warranty.

On the main floor the maple kitchen cabinetry has been installed. The millwork (doors and casings) has also been installed. Flooring will be installed next.

The EFIS acrylic stucco along the podium wall (Flood Wall) is finished! This milestone marks the completion of our extensive flood protection wall which began fourteen months ago, up to thirty four feet deep below the main floor!

View of The Renaissance from the West. All of the windows have now been sealed with a waterproofing membrane. Soon we will build scaffolding along the side of the building and begin the acrylic stucco work.
